Railroad roots, big-city access.
Spring grew up around the railroad. The International and Great Northern Railroad opened through town in 1871, and by 1910 about 1,200 people lived here. Today the Spring census area is home to more than 62,000 people.
Spring is a census-designated place, not an incorporated city, and it sits in Houston’s extraterritorial jurisdiction. Spring Creek forms the line between Harris and Montgomery counties, so some homes with a Spring address north of the creek are actually in Montgomery County.
The restored homes of Old Town Spring now hold more than 150 shops, restaurants and galleries.

Your commute
Drive times vary a lot with I-45 traffic. Test your commute at rush hour before you buy.
What to check before you make an offer.
Two homes a mile apart can have very different monthly costs. These are the things we look at for every Spring-area home.
Property taxes
Your tax bill is set by every taxing unit the home sits in: county, school district, and any special districts. The home’s record on the Harris Central Appraisal District site lists them. North of Spring Creek, homes are in Montgomery County, so check the Montgomery Central Appraisal District instead.
MUD taxes
Some neighborhoods, especially newer ones, are in a Municipal Utility District (MUD), which adds its own tax. We check it for every home you’re serious about.
Flood zones
Look up any address on the FEMA Flood Map Service Center, read the seller’s disclosure, and get a flood insurance quote before your option period ends. In Harris County, the Flood Control District’s tools show local flood risk and projects.
School district
Spring is served by Spring ISD, Klein ISD and Conroe ISD, depending on the address. Always confirm with the district before you buy or lease.
HOAs & deed restrictions
Many subdivisions have HOA dues, rules and deed restrictions. Read them before you buy, especially if you plan to add a shed, a pool or a fence, or to park an RV or boat.
Homestead exemption
If it will be your primary home, file for your homestead exemption. Our Harris County homestead guide walks you through it.
